If you live in the UK, the Gulf, North America, Australia or Europe, your plot, house or shop should not depend on whoever happens to be free that week. We view it, verify it, build it, rent it out and report back — and we put every step in writing.

The real problems
We have been listening to these six stories since 1998. The section after this one sets out what we do about each of them.
Photographs are chosen carefully. A plot number on paper tells you nothing about the approach road, the level of the land, the neighbours' construction, or whether the corner stones are even there.
A file can be sold twice. A fard can be years old. A society NOC can still be pending while the seller insists it is cleared. From six thousand kilometres away, none of that is visible.
An empty plot or a locked house is an invitation. By the time the news reaches you abroad, removing an occupier costs far more in money, time and worry than preventing it would have.
Favours run out. Calls get shorter, updates get vaguer, and nobody wants to be the one who tells you that money was spent, a date slipped, or a decision was taken without you.
You release money for a stage you cannot see. Without dated photographs and a written stage record, you are trusting a short message about steel, cement and labour rates.
Tenants delay, agreements are never renewed, and transfer, intiqal or registry work stalls because somebody has to stand at a counter in Rawalpindi with an original signature.
How we answer each one
Every item below is ordinary overseas work for us, not a special favour arranged once and never repeated.
Asim Nazir stands on the property himself while you watch on a live video call — through the rooms, along the boundary wall, out to the main road and back. You ask the questions and he points the camera where you say.
Before you commit anything, we obtain the fard, check the registry and intiqal position against the exact plot or khasra number, confirm the society NOC and dues in writing, and look at who is physically in possession.
Your file is handled from start to finish by Asim Nazir, and you have his direct number. You never explain your situation to a second person, and every viewing, payment and site visit is written down so the record does not live in somebody’s memory.
For grey structure, turnkey houses, renovation and commercial builds we report by stage — foundation, DPC, structure, roof slab, brickwork, electrical and plumbing, finishing — against the schedule you agreed at the start.
We advertise the property, screen the tenant, verify identity and source of income, prepare a proper rent agreement, hand over against a dated inventory, collect the rent and chase it when it is late.
Most transfer, intiqal, registry and possession work can be completed by an attorney you appoint properly. We explain what your embassy or consulate asks for, what wording protects you, and what should be kept out of it.

How it works from abroad
Nothing in this list requires you to fly home, except where the law itself requires your personal presence — and we tell you in advance when that is the case.

We visit in person first and rule out the obvious problems. Whatever survives that, you see on a live video call — the property, the street, the approach road and the neighbouring construction.
Fard, registry and intiqal position, society NOC, outstanding dues, transfer status and possession on the ground. You receive the findings in writing, including anything we could not confirm.
A written agreement with full names, CNIC or NICOP numbers, amounts and dates. Payment through banking channels in the registered owner's name, receipted every time. If an attorney is needed, it is drafted narrowly and attested where you live.
Transfer or registry completed, intiqal applied for, possession taken and photographed on the day, and the complete file — agreement, receipts, fard, NOC, transfer letter and photographs — sent to you digitally and kept at the office.

Time zones
Our office runs on Pakistan Standard Time. Our overseas calls do not have to. Tell us where you are and we will offer slots that do not cost you a night's sleep or a day's leave.
Outside these hours, send a message with your city and we will come back with two or three appointment times that work in your local clock. Overseas video viewings and progress calls can be arranged early in the Pakistani morning or late in the evening for exactly this reason.
If you are abroad, WhatsApp is the simplest way to reach us, and it keeps a written record of what was agreed.

Safety and trust
This list is not about us. Use it on whoever you deal with — including us. A firm that flinches at any line on it has told you something useful.
We have worked in Rawalpindi and Islamabad since 1998. We would rather you checked the file than took our word for it, which is why what we find goes to you in writing.
So ask. Ask for the fard before you ask for the price. Ask which office issued the NOC. Ask exactly who will be standing on the plot with the camera — and ask for the answer in writing.
Overseas questions
Straight answers, with the limits stated. If your question is not here, ask it and we will answer it the same way.
In most cases, yes. Viewing, verification, negotiation and payment can all be handled remotely. What sometimes needs a physical presence is signing at the registry or at the society transfer office — and that is precisely what a properly drafted power of attorney exists for. At the start of a deal we tell you exactly which steps will need you, or your attorney, in person.
Not always, and never a general one if it can be avoided. Where an attorney is genuinely needed we suggest narrow wording — this property, this act, this period — attested at the Pakistani embassy or consulate where you live and then attested in Pakistan. We explain the route for your country, and we recommend that your own lawyer reads the draft before you sign it.
Through banking channels, into an account held in the registered owner's name or the firm's name, with a receipt for every payment and the payment schedule written into the agreement. We do not ask for cash, and we do not ask you to send money to the personal account of somebody you have never dealt with. If anyone in a transaction asks you for that, stop and call us before you send anything.
If you are sending money from abroad, one formal route is the Roshan Digital Account — a State Bank of Pakistan initiative that lets an overseas Pakistani open an account remotely and send funds through formal banking channels. We are not a bank and we do not give financial advice. You open the account with your own bank, and anything to do with the account itself stays between you and them. Our part is the property side: telling you what the seller, the society or the registry will need from whichever route you use, and writing the payment schedule into the agreement. We will never ask you to work around a formal banking channel.
Because you get a stage record instead of reassurance. Before work starts we agree the stages — foundation, DPC, structure, roof slab, brickwork, electrical and plumbing, finishing — and what each stage costs. At every stage you receive dated photographs, video walked through the site, and what was actually spent against what was agreed. If a stage slips, you hear it from us first rather than at the end.
Yes. We advertise the property, screen the tenant, verify identity and source of income, prepare the rent agreement, hand over against a dated inventory with photographs, collect the rent, follow up late payment, arrange repairs once you approve them, and inspect the property periodically. Rent is receipted and transferred to the account you nominate, and you get a written record of each collection.
Yes. We appraise the land, check the revenue record and the land use, prepare a subdivision or layout plan, and take the drawings through the authority the land falls under. For inherited land we work through the intiqal first, because a plan drawn before the inheritance is settled cannot be submitted. You see the drawings and the site photographs at each stage and you approve them before anything is filed. The approval itself is granted by the relevant development authority — no consultant can promise it, and we do not.
Tell us before you assume the worst. We check the position on the ground and in the record — fard, intiqal history, and who is physically there — and give you the picture in writing. Prevention is far cheaper than removal, so for vacant plots we also arrange periodic checks and dated photographs. Where the matter has reached a court, we work alongside a lawyer you appoint; we do not pretend to be one.
