About these terms
This website is operated by Kings Estate Advisor, a family-run property, town planning and construction firm based in Rawalpindi and working across Islamabad and the surrounding areas since 1998. These terms apply to the website and to any enquiry you send through it. By using the site you accept them; if you do not accept them, please do not use it.
We have kept them short and in plain language on purpose. If anything here is unclear, ask us before you rely on it.
This website is for information
The site describes what we do and the areas we cover. It is general information about our services. It is not legal, tax, financial or investment advice for your particular situation, and it is not a formal valuation of any property.
Before you commit money to a property, a plot, a file or a construction project, take advice on your own circumstances — from us in a proper meeting, and, where the amount justifies it, from your own lawyer or accountant as well.
Property details and availability change
Information about a property — price, demand, size, location, plot or file status, outstanding dues and taxes, approval status and possession — reaches us from owners, developers, societies and other third parties. It changes, often without notice, and we cannot warrant that everything shown or discussed is complete and current at the moment you read it.
Nothing on this website is an offer, a contract, an invitation to contract, or a reservation of any property. An owner may sell, withdraw or reprice a property at any time before an agreement is signed, and that is outside our control.
Illustrations, layouts and area figures used anywhere on this site are indicative. Measurements in marla or kanal, and boundaries, must be confirmed from the approved documents and, where relevant, by physical demarcation on site.
No guarantee of price, rent or return
Property values and rents in Rawalpindi and Islamabad rise and fall. Nothing on this website, and nothing said in a conversation with us, is a promise or a guarantee of a specific price, rental income, profit, resale period or rate of appreciation.
Our investment advice is an honest opinion based on working in these markets since 1998. It is still an opinion. The decision, and the risk that comes with it, remain yours.
Every engagement needs a separate written agreement
Any actual work we do for you — a sale or purchase mandate, a rental, a property management arrangement, a town planning assignment or a construction contract — is governed by a separate written agreement or signed quotation that sets out the scope, the fee or commission, the schedule and the payment terms.
That signed document prevails over anything on this website. Browsing the site, sending the enquiry form or messaging us on WhatsApp does not by itself create a contract, an agency or an obligation on either side.
Check the documents independently
Documentation support is part of our work — fard, transfer and mutation (intiqal), registry, NOC verification and possession — and we tell you plainly what we find, including when we advise you to walk away.
Even so, you should satisfy yourself independently before paying bayana (token money) or any other amount. Verify the record with the relevant registry, patwari, society or development authority office, and take your own legal advice where the amount justifies it. We will help you do this; we cannot do it in your place.
Never transfer money into a personal account on the strength of a phone call, an SMS or a WhatsApp message. Confirm any payment instruction with our office first, on the numbers published on this site.
Planning and construction estimates
Timelines, quantities and costs given before a contract is signed are estimates, prepared in good faith from the information available at the time. Material rates, approvals from the relevant authority, site conditions and weather all affect them.
The scope, specification, schedule and rates written into the signed agreement are what govern the work. Any change requested later is priced and agreed in writing before it is carried out.
Other websites and services
This site uses services we do not control: WhatsApp for messaging, Formspree for handling the enquiry form, and Google Fonts for the typefaces. The contact page also has a Google map of our office built into it, which loads from Google every time that page is opened. From time to time we link out to society, developer or authority websites as well.
We are not responsible for the content, availability, security or privacy practices of any third-party site or service, whether you reach it through a link or it is built into one of our pages. Neither a link nor the map is an endorsement, and neither is under our control once it loads.

Content on this site
The text, layout, graphics and design of this website belong to Kings Estate Advisor. You are welcome to read it, print it and share links to it for your own personal or business use.
Copying substantial parts of it into another commercial website or publication, or using our name or mark in a way that suggests we endorse someone, needs our written permission first.
Using the site properly
Please do not attempt to disrupt the site, harvest data from it automatically, submit false enquiries, or use the enquiry form to send unsolicited marketing. We block and report misuse of the form.
Limitation of liability
To the fullest extent permitted by law, Kings Estate Advisor is not liable for indirect or consequential loss — including loss of profit, loss of opportunity or the loss of an intended purchase — arising from the use of this website or from reliance on the general information published on it.
This limitation is about the website. It does not reduce our responsibility under a signed agreement for work we actually carried out, and it does not exclude any liability that cannot be excluded under Pakistani law, including liability for fraud or for death or personal injury caused by negligence.
Availability of the site
We may change, suspend or withdraw any part of this website without notice, for maintenance or for any other reason. We do not guarantee that it will always be available or free of errors.
Governing law
These terms, and any dispute arising from the use of this website, are governed by the laws of the Islamic Republic of Pakistan, and the courts at Rawalpindi and Islamabad have jurisdiction.
If a disagreement does arise, we would far rather you sat down with us at the office and we settled it in the first meeting. That has been our way of working since 1998.
Changes to these terms
We may update these terms as our services or the law change. The version published on this page, carrying the date shown at the top, is the version that applies.
